Some requests that stood out in the client’s brief for this three-bedroom house with garage were: modern Eco Standard, courtyard, bay windows, and to maximize view.
The client wished to maintain a small one-bedroom cottage on the property, which had been their holiday Bach for 30 years. The Bach was designated as a visitor facility to comply with town planning regulations.
The footprint of the new home was maximized, while still allowing for sufficient area for the onsite effluent disposal system.
The design of the house is compact and space efficient, while the open plan of the living area allows orientation to the sun and the sea view, on the south side.
The courtyard is oriented to the north, protected from the prevailing south westerly winds. The southern deck above the garage is facing the sea view.
3 bay windows access the view of the sea from the back of the house (dining area and study), and the living room.
2 different types of cedar cladding, horizontal rusticated weatherboards and vertical shiplap, emphasize the different building volumes.
Departure from 90° wall angles and a skillion roof add interest and create a sense of height and playfulness.
The lower floor includes the entry, a guest bedroom, a bathroom with laundry, and a spacious garage.
The L-shaped stairs to the upper floor are designed to allow for an additional future lift.
The upper floor includes an open plan living, dining &kitchen area of 60 m², the main bedroom with ensuite, and a study.
Higher than standard insulation, a hot water heat pump and a space heat pump, selection of materials and future solar panels contribute to the Eco Standard the clients wished for.
